SECURING A RENTER

Our aim is to achieve the highest possible rental price, in a short amount of time to the most suitable renter. We use a 24/7 online booking service enabling renters to schedule, cancel and postpone inspections from their computer or smartphone. Immediately after each inspection booking you will receive communication from us to provide you with an update. We thoroughly vet all applications and ensure they are the right fit for your property and our agency before presenting you with prospective renters, to allow you to make an informed decision.

THE RENTAL AGREEMENT & RENTAL REVIEWS

We endeavour to secure all Renters in a fixed term agreement to provide both Rental Providers & Renters, with peace of mind.  Prior to the fixed term agreement expiring, we seek both the Rental Providers and the Renters intentions. In this time we also review the rental market to ensure the property meets the current market and Rental Providers are achieving maximum returns.

ARREARS MANAGEMENT

IDRE has a strict zero arrears policy. By vetting all prospective Renters from the beginning, we ensure Renters can financially cover the rent based on their income and savings ahead of the tenancy. People’s circumstances can change from time to time so we provide Renters with information during their Renter Induction, should they fall into arrears down the track. Rental Providers will be informed of any rent delay or arrears immediately and kept up to date on a daily basis.

RENTAL INSPECTIONS

IDRE conduct a three month inspection for new Renters and ongoing inspections every six months thereafter. Rental Providers are always invited to attend these inspections with us. We will provide the Rental Provider with a detailed report which will include photos and comments, along with suggestions for their consideration, should they not be able to join us.

MAINTENANCE/REPAIRS/IMPROVEMENTS

All Renters are required to provide any form of maintenance request in writing. IDRE always request as much information as possible along with photos when needed, to ensure we understand the issue at hand and try to troubleshoot with the Renters.

All Renters are informed and provided with a procedure should they have urgent maintenance after hours and are unable to contact us.

There is a difference between maintenance and maintaining a property, for future growth and financial advancement. If an improvement to the property can help you achieve a higher rental income, entice the Renter to stay longer and/or save a Rental Provider money down the track, IDRE will provide our suggestions and arrange quotes for your consideration.

RENTAL STATEMENTS

Rental Providers will be provided with an electronic monthly statement along with an Income & Expenditure Statement at End of Financial Year, at no additional fee.
